Terms and Conditions
Last updated: July 14, 2026
These terms govern your use of this website and the services provided by 22 Local Marketing, an assumed name of Connor Dann, sole proprietor ("we", "us", "our"). By using this site or engaging our services, you agree to these terms. We keep them in plain English on purpose.
Our Services
We provide digital marketing services for home service companies, which may include website design, local SEO, Google Ads management, Google Business Profile management, and reporting. The specific scope, deliverables, and fees for your engagement are set out in a separate proposal or agreement between us. If anything in that agreement conflicts with these terms, that agreement controls.
Engagements and Billing
Our services are provided on a month-to-month basis with no long-term contract required. Fees are agreed in advance and billed on the schedule stated in your proposal. Payment is due as invoiced. Advertising budgets you set with platforms such as Google are paid to those platforms and are separate from our fees.
Client Responsibilities
To do our work, we rely on you to provide accurate business information, timely access to the accounts and assets we need, and reasonable responses to requests for approval or content. You are responsible for the accuracy of any information, photos, or claims you ask us to publish, and for making sure they are truthful and that you have the right to use them.
Ownership of Deliverables
You own the assets we build for you, including your website, domain, and marketing accounts, once fees for the related work have been paid. We may reuse general skills, methods, and non-client-specific templates in our other work.
Third-Party Services
Our work depends on third-party platforms such as hosting providers, Google, and analytics and communication tools. Their availability, policies, and pricing are outside our control, and their own terms apply to your use of them.
No Guarantee of Results
We work hard to grow your leads and revenue and we report on real outcomes, but rankings, ad performance, and lead volume depend on many factors we do not control, including competition, seasonality, and platform changes. We do not guarantee specific rankings, traffic, or revenue results.
Confidentiality
We treat the business information you share with us as confidential and use it only to provide our services. See our Privacy Policy for how we handle personal information.
Cancellation
Either party may end the engagement with reasonable notice as described in your proposal. Fees for work already performed remain due. On request, we will hand off the accounts and assets you own.
Limitation of Liability
To the extent permitted by law, our total liability for any claim relating to our services is limited to the fees you paid us for the work at issue. We are not liable for indirect or consequential losses such as lost profits.
Governing Law
These terms are governed by the laws of the State of North Carolina, without regard to its conflict of law rules.
Changes to These Terms
We may update these terms from time to time. When we do, we will change the date at the top of this page. Continued use of our site or services after an update means you accept the revised terms.
